Community Landscaping Volunteer Day

SNOW REMOVAL

As we come into the some of the snowy months for Colorado, this is a reminder to all homeowners that you will need to shovel your walks within 24 hours after it stops snowing.  If your home is on a corner, please ensure you shovel all walks that border your home.  Also, the Town of Castle Rock is responsible for snow removal on the neighborhood streets.

Annual Members Meeting
Tuesday, January 15th

at 6 pm.  The meetig will be held at the Founders Village Ridge House located at 4501 Enderud Blvd. in Castle Rock CO 80104

 

 

PURPOSE:                   The Annual Meeting of the Members will be to conduct all lawful business of the Association, including review of the December 2018 financials, to elect Board members, and to conduct other business which may come before the assembly.

 

ELECTION:                   There are two (2) open board positions up for election.  If you are interested in serving as a board member, please return the attached candidacy questionnaire to the Management Company, you may email to staff@the-cpms.com to ensure that your name is included on the ballot.  Nominations will also be accepted from the floor at the meeting.

 

GOVERNANCE:            This Notice shall serve as the official notice of the meetings in accordance with the Bylaws of the Association.  Your account must be in good standing in order to cast a vote at the Owners’ Meetings or to be a member of the board of directors.

 

ATTENDANCE:             In the event that you cannot attend, a Proxy is included with this mailing.  In accordance with the Bylaws, you may appoint any owner as your proxy holder to vote upon general matters that come before the assembly at the Annual Meeting.  Please ensure that you return your proxy no later January 11, 2019.  The proxy will be cancelled if you attend the meeting.

 

QUORUM:                    A quorum of 10% of the members (129 lots) must be present to hold the Annual Meeting of the Members.  If quorum is not met, it will be an additional cost to the Association to hold another meeting.  Please plan to attend the meeting or be sure to send in your proxy.

Design Guidelines Changes are in the works. In the meantime, the Design Review Committee would like you to know...
1. Any exterior change to structure, landscaping, fencing, signage and lighting requires application and approval BUT members may plant trees without DRC approval. See Appendix G for a list of recommended trees (green ash is no longer recommended). there is no longer a requirement to have a portion of the front yard planted in sod.
2. Sheds or any accessory buildings: Requires DRC approval as to size and location. For an application to be considered, signatures of neighbors acknowledging approval must be submitted with the application. All neighbors whose property abuts the subject property must submit acknowledgments. Size of the accessory building is limited to 8'x10'x8' high. See Appendix H and Neighbor Acknowledgement Form
3. Exterior paint color change: The DRC will consider color changes on a case by case basis, but pastel colors (pink, yellow, pale green, pale blue) and bright blues and greens for body colors are unlikely to be approved. Purples, violets, oranges and white for the body color will not be approved. Very dark colors for the body will not be approved. Body colors should be muted, and should take into account homes in the same vicinity. Shutters, doors, "triangles" and trim may be darker and brighter as accents. Submitting a photo or computer generated example of the proposed color scheme is helpful.
4. Swimming pools:  All pools deeper than 18" require DRC approval. A Town of Castle Rock building permit is required and should be submitted with DRC application.
5. DUE TO THE HAILSTORM, MANY ROOFS ARE BEING REPLACED.  IF YOU ARE NOT CHANGING THE COLOR, YOU DO NOT NEED ARCHITECTURAL APPROVAL, HOWEVER, IF YOU ARE CHANGING THE COLOR AND ARE ONLY REPLACING THE ROOF, BUT  NOT PAINTING, PLEASE SUBMIT A PICTURE OF THE CURRENT COLORS ON YOUR HOME WITH THE APPLICATION.  THIS IS TO ENSURE THE COMMITTEE HAS ALL THE INFORMATION NEEDED TO PROCESS THE APPLICATION IN A TIMELY MANNER.
As always, dead trees and shrubs and weeds must be removed from all property. Empty trash cans shall be removed from the edge of the street as soon as practical following collection.
